Edmond de Rothschild Real Estate Investment Management has acquired a modern light-industrial asset in Helmond (the Netherlands). Located at Grasbeemd 14 (Helmond), the asset consists of a recently (2024) expanded building in line with latest market standards. It benefits from a strong configuration and excellent accessibility, located within businesspark De Weijer, a logistics hotspot within the Eindhoven region. The asset comprises a freehold plot of approximately 14,100 sqm, totalling approximately 8,600 sqm lettable floor area (LFA). The asset is fully let (long-term) to SFS Group, a worldwide leading supplier of application-critical precision components and assemblies, mechanical fastening systems, quality tools and procurement solutions. This acquisition was carried out by Edmond de Rothschild’s Dutch team, advised by N/P Notarial Partners (legal) and Savills (technical). Seller Focus on Impact was advised by TLF Real Estate (commercial). Robbert Bakhuijsen, Head of Investment Benelux at Edmond de Rothschild REIM, said: “With this acquisition we further diversify our portfolio with a high-quality asset in a desirable location. In the current market environment we are keen on such opportunities and will continue to acquire light-industrial and (small) logistics assets in accessible, urban locations with excellent transportation links.” The Edmond de Rothschild Euro Industrial strategy currently consists of more than 50 assets in the Netherlands, Germany and France with a market value in excess of €600 million and has a core-plus risk profile which aims to provide stable distributions.

Edmond de Rothschild REIM, the group’s Real Estate Investment Management platform, delivered the expansion to a modern light-industrial facility, located at Hessenpoort business park in Zwolle, Netherlands. The asset was acquired in 2019 and is part of the Euro Industrial Real Estate Strategy with a gross asset value of over € 500 million. The warehouse expansion consists of 3,837 square meter of lettable floor area (LFA) increasing the total LFA to 10,065 and reducing the total office ratio to 17%. A long-term lease has been agreed with EMM International on the entire property. The project aligns with the strategic vision of Edmond de Rothschild Real Estate Investment Management (EdR REIM), which focuses on the development of light industrial and small logistics assets in accessible, urban locations with excellent transport links. Ben Tijhuis, Director, Head of Asset Management Benelux at Edmond de Rothschild REIM commented: “With this high-quality expansion we facilitate our existing tenant and continue our long-term commitment. It is a great example of active asset management whereby we continuously improve the quality of our assets, including latest ESG credentials”. Other parties involved: EMM International B.V.
